Mortgage rates are to remain low throughout this year (at least until the election) and prices may be as low as they will go, considering the number of properties available are diminishing, so if your goal is to own a new home this year, now is the time.

Short sales are still predominate the lower spectrum of available homes under $150,000 in Leon County with 45% of these homes being short sales or foreclosures. One must have patience to purchase a short sale. The only thing short about them is that the seller is short on cash to sell.

Folks hear a great deal about short sales, and partly that's because of the number out there and partly because they have been around for a number of years and they will continue to be for years to come.

Economic Changes Alters Older Buyer Priorities

RISMEDIA, January 19, 2011—A joint study by the 50+ Housing Council of the National Association of Home Builders (NAHB) and the MetLife Mature Market Institute shows the recession has made 55+ buyers more practical when selecting a new home. Design considerations have become less important, and financial concerns have become more prominent, according to the study.

Previous studies from these two organizations found that most 55+ buyers depended on home sale proceeds to finance a new purchase. The most recent data shows that option diminished during the economic downturn.
The study, “Housing Trends Update for the 55+ Market,” explores recently released housing data from the Census Bureau’s 2009 American Housing Survey (AHS) on the 55+ demographic. The report focuses especially on households living in active adult communities, either age-qualified active adult communities where at least one resident must be age 55+, other non-age-qualified 55+ owner-occupied communities (not explicitly restricted to 55+ households but nevertheless occupied primarily by people age 55+), or age-restricted rental communities.

“By the year 2020, as Baby Boomers move into this age bracket, almost 45 percent of all U.S. households will include someone at least 55 years old,” said David Crowe, NAHB’s chief economist. “The number of those households seeking housing better suited to their changing needs will therefore rise dramatically.”

Crowe noted that about 54,000 housing starts are projected in 55+ communities this year, a 30% rise from estimated 2010 levels, but still relatively modest production. Starts in 55+ communities are projected to increase another 46% to roughly 79,000 housing units in 2012.

In 2009, only 55% of new age-qualified active adult home buyers reported that their down payment came from a previous home sale, significantly down from 100% of respondents in 2005 and 92% in 2007. In 2005 and 2007, no active adult community buyers reported having to tap cash or savings for a down payment. In 2009, 45% of the average buyer’s down payment came from cash or savings.

Further analysis reveals other interesting developments. While median prices for new 55+ homes remain lower than 2005’s peak, a look at average home prices shows a big difference between buyers in age-qualified active adult communities and other 55+ community buyers. Average prices for 55+ homes dropped in 2007 and partially rebounded in 2009. But prices for age-qualified communities more than bounced back; they set a record with an average price of $319,000. Buyers in that group were more affluent, with average incomes of more than $80,000 a year. Twenty-seven percent reported earning $100,000 or more compared to fewer than 5% of such buyers in 2001.

“Most 55+ consumers—those who chose to move and those who stay in their homes—report that they are happy with their homes and communities,” said Sandra Timmermann, Ed.D., director of the MetLife Mature Market Institute. “But those who did move to an age-qualified community—about 3%—reported the greatest satisfaction, rating their homes and communities at nine on a one-to-ten scale.”

The desire to be near family and friends is the mature mover’s overwhelming motivation, the report noted. The design, amenities and appearance of the residence and the community remain important, but less so than before the recession. Buyers who fall into the 55+ age range that are moving into rental homes, both multi-family and single-family, cited a desire for less expensive housing as second in importance to living near friends and family.

Those who are able to buy are getting much more for less. In 2009, more than half of 55+ buyers said they were moving into better homes, but fewer than half reported that their new homes cost more than the old ones.

“Proximity to work” was more important than in the past for those relocating to age-qualified, active adult communities—12% in 2009 versus 2% in 2001—underscoring the trend toward delayed retirement in this age group. There was also a reported increase in the share of 55+ single-family homeowners who say they work at home—which may be a trend noteworthy to home designers.

A small, but growing share of older households is taking advantage of the ability to convert some of their home equity into a reverse mortgage or home equity conversion mortgage. They tend to be older, single-person households with lower household income and longer housing tenure. Those with reverse or home equity conversion mortgages represented more than 241,000 households in 2009, a 54% increase since 2007.

The Community Living Assistance Services and Supports Act, otherwise known as CLASS, provides for a national insurance program to help cover the cost of long-term care -- something 70 percent of people over 65 will need at some point along the way. The premiums will be much lower than those for private plans, and you won't get screened out because you've already had some health problems. Once vested after five years, enrollees unable to care for themselves will be able to claim cash benefits for as long as needed.

TALL

I recently helped Sheila Salyer and Beth Hollister at the Senior Center again this year with the housing day for their participants in TALL (Tallahassee Area Lifelong Leaders).

These are usually but not exclusively retired individuals still wanting to make a difference in our community or making that difference and wanting to learn more.

We visited Woodmont Assisted Living where they fed us lunch which was fabulous and also Ed Dion's Remodel for a Universal House, over on Glenview. Very impressive what this builder has done to make this older home more practical for aging, or physically challenged individuals.

It took many individuals assistance to pull off the day and I am grateful for all the help and welcoming folks we visited. If you are interested in being a part of the TALL program at the Senior Center next year, contact Hella Spellman there at 891-4000.

First Time Homebuyers

Tax time is here. If you've purchased your first home in 2009 and qualify for the first time homebuyer tax credit, you'll need IRS form 5405 to accompany your taxes.

The Internal Revenue Service has just issued its first formal guidelines for you.

Wait until later this month when the agency publishes its revised Form 5405 with the key instructions needed to get you a check from the government.

The forthcoming version of the form will incorporate the major changes to the tax credit program made by Congress in legislation signed by President Obama on Nov. 6. These include expanded income limits, a cap on home prices, additional documentation requirements and prohibitions against claims by dependents.

In a tax bulletin issued just before Thanksgiving, the IRS emphasized that all home purchasers after Nov. 6 "must use this new version [of Form 5405] to claim the credit." Put another way: If you send in the old version -- the one you can currently download from the agency's website, www.irs.gov -- your request for the credit will probably go nowhere.

Then again, you may want your tax advisor to handle all this.

Not the weather to want to make you get outside and do any exterior maintenance on your home, but...

When a buyer purchases a home they find by using me, I try to give them information that will help them keep their home values up. One thing I mention is to allot fundsd to do the maintenance all homes will require. A good rule of thumb is 1% of the cost of the home each year to savings for home maintenance or maintenance in general.

One of the home inspectors I recommend, Legacy Home Inspections, sent their newsletter to me with a January maintenance list that comes from weather.com so here is their January maintenance list for you!

Home Maintenance Tasks: January

Organize your home improvement files. Review warranties and product manuals to check on recommended maintenance for furnaces, equipment, appliances and tools. Mark your calendar to track scheduled upkeep and service.

Inspect furniture, cabinets and vanities for loose knobs, pulls and hinges. Tighten or repair as necessary. Lubricate squeaky door hinges with lightweight machine oil. Free sticky doors by trimming edges or shimming hinges with thin pieces of cardboard.

Fix squeaks in floors and stairs by applying weight to the area (having a partner stand on it works) and driving an 8d or 12d galvanized finish nail through the flooring into a floor joist or stringer. If you have access to the floor from underneath, glue and screw backs to the floor or treads and to the joist or stringer.

Look for bargains on discontinued appliances and tools. Before buying, make sure that warranties are valid. Make a room-by-room inventory of everything in your house.

In the event of fire, flood or other disaster, it will be important in filing an insurance claim. Photographs or video of your possessions can also be helpful.

Don't close vents to crawl spaces. If you live where pipes can freeze and the floor becomes very cold, insulate pipes and under the floor. Vents play an important role in contolling condesation beneath a house. Learn more about preventing frozen pipes...

Double-check insulation around exterior pipes that are exposed to freezing weather to be certain that water cannot seep under the insulation.

This New Year's Day Harry and I went to see "It's Complicated". Don't let any negative reviews deter you from seeing this one. We both agreed it was a good comedy about adults, none of the juvenile bathroom jokes and canaille one can see in many comedies.
Lots to laugh about, no tragedies to contend with, just adult issues. Plenty of humor with this one, well worth the ticket price. Not too sure about the concession stand price, but go see the movie.

Real estate update & then some

Okay, the $8000 First Time Homebuyer tax credit has been extended and the $6500 "move up" buyer tax credit has been implemented. They both expire on June 30, 2010. Your contract to purchase a home has to be written by April 30, 2010 and closing by June 30. There are some additional guideline changes, home prices included increased, and some income level increases, so be sure to check with your tax professional when planning to take advantage of this incentive.

The $6500 tax credit is good for any present homeowner who has purchased and lived in their existing home for 5 of the last 8 years. You do not have to be buying a more expensive or larger home to take advantage. It is the government's desire to stimulate the other portion of the housing market, instead of just first time buyers. You could actually be moving down. This is a benefit for seniors because if you've been concerned about not getting an increased amount of money for your home, here's $6500 to help you.

On another note, I've learned that Moe's doesn't give senior discounts. The management where I've been patronizing was misinformed. They do give military discounts though. Still, I'll probably be patronizing Atlanta Bread Company (Market Sq. area) more often because of this. Plus ABC has wi-fi which I happen to be using right now.

There's a website out there to help gauge your probability of being a victim of identity theft. It's www.myidscore.com and it is a free service. You do not have to give your social security number, but it does ask some questions to help determine your likelihood of being a target.

I've checked it. Don't know how accurate it is, but it's worth a try to see if someone could be using, or wanting to use your name.

October Already

Unbelievable weather now. Yes, it's October and that's normally a fabulous month in Tallahassee with cooler evenings and warm days. The sky's seems bluer than any other time of year. Okay, maybe I'm a little prejudice since it's my birthday month, or because Halloween is probably my favorite (do I call it holiday?).
Any case, it's busy already. Those first time homebuyers are wanting to make the November deadline, so they are now out in force. I'm getting offers on some of my "affordable" properties and showing my fence sitting buyers properties.
Wonder if that means December will be a down month, normally it starts the incline toward the next year. It will be interesting to see the trends.

Why does it seem with the start of Florida State Football that life gets busier than in the summertime? There are definitely more fundraising events that occur in the fall. I'm attending Ability 1st's fundraiser at Goodwood this Thursday night and on the 16th of October is WHOO HOO Elder Care Services Oktoberfest Event. It will be held again at Goodwood. I always enjoy this one because I get to see folks I've not seen in a year and enjoy good food and good beer. Tickets went up this year to $50, but it's worth it for a great cause. Want to join me? I hope so. See you there on Friday, October 16 at 6 pm.

White Squirrel

On my bike ride through Killearn Estates this afternoon I saw my first white squirrel! No this isn't like a mixed drink with 3 ounces of good brandy, this was a real white squirrel. No hallucinations here. My home state of Tennessee, we had a town, Gibson, TN that was the "home of the white squirrel". I've seen some of the large black squirrels on the plantations here in Tallahassee, but no white ones. Now I don't know if this was an anamoly, such as an albino, or a real white one, but I did see it, here in the heart of Killearn Estates.

Made my ride. Then again, riding is always worth the effort, but still...don't see a white squirrel everyday.

When people ask me about the real estate market, I tell them the local stats. The media has been saying Florida sales have been up from last year's sales for several months, but that's not been happening in Tallahassee. While our peak month of sales in 08 was in June, this year we peaked in July, a good sign, but still no sales above last years. Then in August, we did exceed last years sales, not by much, but home sales in Leon County were up, another good sign. I knew it and had been telling others of such. Today was Qdoba Mexican food. I didn't think they gave senior discounts, and they don't, because they use the Qdoba card. Everytime you purchase a meal from them, you accumulate points and with a certain number of points, the meal is free.

Googling Tallahassee Senior Discounts gets loads of information mostly about Tallahassee. Googling senior discounts brings up a website that will provide information nationwide on businesses that give discounts. You have to pay to be a member.

The benefit to you, blogger, is that I will publish what I learn from businesses and provide the list free to you. So keep watching my blogsite.

Lunch at Food Glorious Food today and when I inquired about senior discounts, I'm told they don't give them. So far, that's 1 out of 4 restaurants that provide a discount. Now I know Sonny's does too. In fact, they give you a card and a 25% savings. Go Sonny's!

Day 2 out in the community, doing business, asking about senior discounts and I learn that Red Elephant (at least the midtown one on Thomasville at Betton) does NOT, that's correct does NOT offer senior discounts. Tsk, tsk.
I've decided that once I turn 55, next month, that I will keep a tab to determine how much money I save during the year using senior discounts. While we all want to save a dollar, I don't recommend doing so and receiving discounted services, quality or value so sometimes as they say "you get what you pay for".
Write in if you are aware of any businesses in town that give these discounts and maintains quality and service. Until my next visit to a business...

Turning 55

Having lunch with a friend yesterday at Atlanta Bread Company (the good one on Market Street) I inquired if they had senior discounts. I'm not 55 yet, but I turn it next month and I'm looking forward to finding out who gives discounts and who doesn't.

My lunch friend is older than me, but never asks. She doesn't want people to know she's that old. Well I've been gray headed so long now, people have given me senior discounts without my asking. I imagine to most of the high school and some college kids working at restaurants, we all look ancient.

I'd had lunch Friday at Moe's and inquired if they had discounts, to which I was told they did, 10% to seniors.

So my assignment that I choose to take this month prior to turning 55 will be to ask every business I visit if they give senior discounts, whether they are roofers, house cleaners, or restaurants. I'll report and provide a list, once compiled for interested parties. Perhaps it will encourage others who do not provide them to start.

By the way the ABC (Atlanta Bread Co.) on Market Street doesn't give discounts, but says they are going to start. I'll let you know! They did say the one at Governors Sq. Blvd. does, but they don't get my business anyway. If you go, ask for it.

In fact, if you'd like to help me out, and I would appreciate it, let me know who you know that gives discounts and the amounts if you know.

Wookey Hole, a cave attraction near Wells owned by the Cottle family, advertised for a witch after the incumbent announced her intention to move. More than 3,124 people requested application forms, 278 “volunteered” their mother-in-law and 23 church groups sent in letters of complaint. Inquiries came from 401 male witches and one London banker.
Miss Calamity, who wore sparkly stilettos and described herself as a “glamorous witch”, will now give up her job selling homes and instead greet visitors to the limestone cave complex. She said that the £50,000 a year pro rata salary was only appropriate for the best witch in the business. -->

Busy week with seniors and senior agencies

I've had a busy week connecting with senior service agencies and the folks who patronize them and volunteer with them. On Wednesday, I participated in Big Wheels Deliver Meals for Elder Care Services. They were nice enough to partner me with Marjorie Turnbull, ex legislator and philanthropist, with whom I enjoyed delivering meals and sharing time.

On Thursday at lunch, Elder Care Services conducted their volunteer recognition. Almost 500 volunteers and supporters were on hand. Fellow Realtor Ben Trexler with Linda Dix Realty won their prestigious Frances Clay Award for his volunteering with the Meals on Wheels program and going extra to support the seniors he delivers meals to.

Thursday night was the Senior Expo at the Senior Center. Over 70 exhibitors were there to inform the older population of their services with prizes and giveaways. It's a great way to let the community know who and what businesses are out there serving seniors. The expo continued on into Friday from 9 until 12:30 at the Senior Center.

This is a group of people and services I'm pleased to be connected with, serving a population that is growing in our community who not only need our help and services but also give of themselves to help others.

Like Marjorie Turnbull said during our meal delivery time on Wednesday, Tallahassee is a very caring community and I too am proud to be a part of it.

Home Sale Statistics for Tallahassee's First Quarter

Real estate is local. Here's the numbers for Tallahassee (all of Leon County) home sales for 2008 and 2009 thus far.

Feb. 08 - 179 Feb. 09 - 100

Obviously home sales are down for the 2009 year as compared to last year. Still the number of homes sales for the year hasn't reached the peak months yet. With the $8000 tax credit incentive, perhaps the first time homebuyers will push Tallahassee back up to increased sales.

I did statistics for 2007 and 2008 and of course thus far for 2009 on the number of homes sold (closed) by month in each year. I wanted to show the cycle to help sellers recognize when to place their homes for sale. Yes, there will be more homes available during this period, but most get sold during it too. While 2007 peaked in July with substantial homes sold in August too, 2008 peaked in June and then dropped abruptly. With the $8000 tax incentive for first time homebuyers, hopefully 2009 will continue strong sales (as strong as they will be this year) through August also.

Update on Tallahassee Real Estate

I've checked the stats for closed homes, townhomes, mobile homes and condos in Leon County for January and February of 2009 and compared them to those for the same period in 2008. While the Florida Association of Realtors says homes sales for the state are up this period as compared to last year, that is not the case, sadly, for Leon County. Our numbers show these sales for this period to be almost half of what they were last year.

I feel this is probably due to concern about the economy and job market, yet there are some buyers out there that just seem do not want to make a decision. Is it because there are too many properties to choose from and they are afraid they'll miss that "perfect" house? Are they just afraid of getting into debt?

Whatever the reason, interest rates are great. Yes mortgage guidelines are strict, but those with good credit can buy. Home prices are also very good and we may not see values like these for decades to come.

Investor Update on Fannie Mae Loans

AARP published 50 ways to boost your noodle. One of those ways was to redecorate your home!!!! Yeah baby! Redecorate and redesign your environment from ideas such as planting flowers in front of your home, redecorate your kitchen, rearrange your drawers and closets (don't we all need to do that-get more organized) to changing the candles in your living room to different scented ones. Supposedly this alters motor pathways in the brain and encourage new cell growth.

If you are planning to sell your home, these things are necessary anyway. Plus, it will make your home look more spacious when you get rid of the clutter and when buyers look in your closets they'll see how organized you are and think if they buy your house, they can be organized too.

Now go redecorate!

January 09 real estate stats

I'd like to say things are picking up. I'd like to say that, but January 09 stats on sold single family homes in Leon County, Tallahassee, are 69 as compared to 111 for January 08. There does seem to be increased activity, but buyers are still looking longer, trying to find that house that works for the money. They typically are shopping longer now. If their rental lease is up in a few months, they are looking now, instead of waiting until it's time to move.

Some sellers are also recognizing if they want to sell, it must be priced right. This having room for negotiation isn't really required if the price if lower than any of the competition and if it's not lower than the competition, they are not getting offers.

So sellers, don't price on the high side, price on the low side and get a price close to your asking one.

State of the Tallahassee Real Estate

I wrote a recent newsletter to my sphere giving information about the 2008 state of Tallahassee real estate and projections for 2009. In this past Sunday's paper, a competitive real estate office had a surprisingly similar article in the real estate section.

I'm in no way suggesting plagiarism, I'm delighted to see what I wrote confirmed by other Realtors in the area.

In a quick synposis, this is what I said: Tallahassee sales of single family homes, townhomes and condos were lower in 2008 than any year for the past 5 years. Sales may have been lower than 2003, but I didn't go back that far. Still there were over 2500 sales in 2008.

Expectations for 2009 are that these resales will be slightly higher in 2009, but new construction is not expected to gain for the year.

Mortgage rates couldn't be better, local banks are lending and there are some fabulous buys out there, many sellers are willing to negotiate.

Of the sales for 2008 and 1500 Realtors with the Tallahassee Board, only 1000 brokered a transaction during the year. Of those 1000, with the help of repeat customers and customer referrals (the bulk of my business) I finished the year in the top 20% of sales. Thank you all very much for your referrals and business.

The web has changed our world. While I'm still adjusting to websites, even taking a recent on line class to creat web pages-what fun, I'm still quite the novice at all this electronic gadgetry overtaking our world. I've never been one to "chat" on line with friends, but feel the necessity for business and for staying on top of some of this that I be in on some of the social networks. Plus, since over 80% of people check properties on line before ever calling a Realtor, a web presence for real estate is a necessity.

Are you 'linked in'? How about a presence on facebook, or twitter, or activerain? I heard of something new the other day, haven't checked it yet, called 'stumbled upon'

While you don't have to be IN, it's to our advantage to at least be a little versed with the web. I understand that Costco and was it Walmart? when they opened on Mahan were only taking applications on line. Now AARP is going to on line registration and soon payment for their Safe Driving Classes.

No, most of us don't like change, but learning is good and can be very fun. Stay young, stay in touch, learn something new and get in the 21st century-get IN on some of the social networks or at least learn something about the web.

Who's Buying Real Estate in Florida

Florida Association of Realtors released information recently on 2008 findings for buyers. Here's a few of the statistics collected on profiles for the Florida buyer.

First-time home buyers accounted for 43 percent of recent home purchases. The median age of home buyers was 43 years old. Among first-time buyers, the median age was 32. Fifty-eight percent of home buyers were married couples, 18 percent single females, 13 percent single males, and 9 percent were unmarried couples. Forty-eight percent of first-time home buyers were between 25 and 34 years old. The primary reason for the recent home purchase was a desire to own a home for 60 percent of first-time buyers.

And perhaps most important for obtaining and helping buyers is this statistic:Forty-six percent of home buyers reported using social networking Web sites, such as MySpace, Facebook, LinkedIn, and Friendster. Among home buyers aged 18 to 24, 85 percent reported using social networking sites, and 50 percent reported using them every day or nearly every day.

The Web is used. Real estate agents have to be part of that electronic media.

There's a new service, quality star rating on this www.medicare.gov website for nursing homes. It rates the quality of the nursing home on a 1 to 5 star rating. Checking Leon County's 7 nursing homes, Miracle Hill Nursing and Convalescence got the highest ratings in all categories for all nursing homes in the county.

Showed previous inspections too, and it looks like inspections are done yearly. Wonder if the nursing facilities recognize that it's time again for the auditors and attempt to improve conditions during the period they think they'll be accessed. Not trying to imply they would be less viligent in their care at other times, more concerned with just once a year inspections, random or not. Seems to me wouldn't take long for a negligent condition to affect someone already in compromised condition.

Buyers searching for Homes in Tallahassee

There are many websites available for buyers to search the internet for properties for sale anywhere. The problem with many of these sites can be that the homes are no longer available, or prices have changed, or something has changed.

The smart way to search is to use a local Realtor who can load your email address and your search criteria on the local Multiple Listing Service. Let's say you want a 3 bedroom, 2 bath, 2 car garage home in the northeast area of Tallahassee. The Realtor sets your email address so you receive all the properties presently on the market in that area meeting that criteria and after that initial emailing, you'll receive everything that comes on the market with that same criteria as soon as the Realtor inputs the information onto the Multiple Listing Service.

The benefit is that buyers get the newest properties available as soon as they become available. While that may not seem like such a big deal, if you've been looking for that "certain" home, you want to be sure and be one of the first to get notified it is now available.

It's estimated over 85% of buyers are looking on the internet for their home. Why keep searching when your search criteria can notify you when that house hits the market? Call me or email me to set you up for automatic notification. It's the way to house hunt!

I find that Thanksgiving has come and gone without my making mention of it. Obviously the holidays are here and I again find myself feeling behind on all of it.

While the holidays can be hectic with feeling there is so much to do with so little time, the key I am told is to limit your activities. Pick a couple of parties to attend, instead of all, cook a few less items, drink a little less and enjoy the season while it is here.

I know that the economy has affected most all of us and of course limiting one's budget for gifts is a smart thing. I'd like to recommend that if you are considering gifts for friends and family this season, consider a charitable gift of some kind. Many of the local United Way agencies are staging some type of event to garner funds for their respective charities. One opportunity for you to obtain a gift and do some good for the community is the Alternative Christmas Markets.

Shop the Alternative Christmas Market on Saturday, Dec. 6 from 9 a.m. to 4 p.m. and Sunday, Dec. 7 from 1 p.m. to 4 p.m. at John Wesley United Methodist Church, located at 1689 Old St. Augustine Road.

If you are unavailable that weekend, check out the Market at Christ Presbyterian Church on Bannerman Road, which will be held the following weekend.

Continuing Education

As a Realtor, besides staying up to date with the local market, I strive to learn more and keep up with my real estate education. Times change, the market changes, and taking classes to stay up on the latest changes is vital to helping my customers. I took a CRS Staging class this week to help me help my sellers to position their homes for sale. The class was taught by Martha Webb, author of Dress Your House for Success.

I learned techniques and skills that will add value to my ability to position my sellers homes in the marketplace. The class has helped me to look at my sellers property in a different way, the buyer's way, to best help the seller.

I look forward to increased sales due to this class.

First Time Homebuyers

I mentioned in an earlier post about my upcoming First Time Homebuyers Class. I thought I'd clarify for some folks what a first time home buyer is. True, if you've never owned a home and want to buy one, that would make you a first time homebuyer. You'd also be classified a first time homebuyer if you have not owned a home for more than 3 years. So let's say you owned a home 5 years ago, but your situation changed, got a divorce, moved and were unstable as to where you were going to live and decided to rent, then you'd still be considered a first time homebuyer if you have not owned for 3 years.

The advantage for some first time homebuyers are the programs available to assist in closing costs and down payment, although down payments guidelines have changed with the mortgage meltdown and in fact, mortgage guidelines are frequently changing.

There will be an experienced Wells Fargo lender available at the class to answer those questions about financing.

Buy now-January, 2009 changes things

FHA homebuyers now have to come to the closing table with 3% down payment in order to get an FHA loan. Sellers can pay for some closing costs, but the buyers still have to provide their own 3% to purchase. As of January, 2009 this 3% changes to 3.5% so if you know buyers who have been sitting and thinking things will change, they will, but not necessarily to the buyers advantage.

Knowing the real estate market is vital for selling and buying today. Call me if you know someone considering buying or selling.

Senior discounts-right!

I'm not 55 yet, but my brother turned 55 last month. As an early AARP member and an individual involved with the mature population I've seen the discount cards that some restaurants give, some retailers touting the Tuesday 5% discount to those over 55 and more. I'm thinking allright! this crowd gets some freebies and they all seem to love it, but I'm learning probably why they deserve discounts and need them. My brother has a life insurance policy that doubled, doubled in premiums for the same coverage just because he turned 55.

My hairdresser was complaining the last time I was getting a haircut how she dreaded turning 55 because her health insurance would go up. She said it has to pay more in premiums because of her age. I did not know that.

So much for discounts and freebies when insurance (health, life, and does car too?) goes up double what it was just the year before? Just because I turn 55 doesn't mean I automatically get sick. I know, I know, it's not unlike targeting the younger drivers, but with changing longevity, perhaps the amounts should not be increased arbitrarily. Then again, maybe they should. I find myself having to look up the spelling for more words than I used to, such as arbitrarily.

The thing is those 5% off and small time freebies don't make up the difference for a double jump in the necessities of life. Guess I best start coupon clipping early.

Active Inspiration

I've run 3 marathons, all after the age of 40, and I've known women, many older who continue to inspire me with physical activity.

Boomers changing this last phase of life

I met with an individual at our senior center today that is wanting to change the living arrangements for our older population. She would like to be able to build a cottage on her property to house her parents with an upstairs space for a live in caregiver. Problem is our zoning. When I inquired about doing so through the "granny flat" legislation, she informed me it has to be an attached addition, cannot be detached. She's unable to build the cottage because of land use, zoning restrictions. What? I thought the granny flats were to help our parents and grandparents.

Anyway, while it's a slow process changing city hall and of course there are concerns about housing here, because of the possibility of additional areas being overtaken by students (being as we have 2 universities and a community college) and while I love the students for their help in our local economy, I understand homeowners concerns with renters and cars and noise and oh my, you get the picture.

Still, I applaud her desire to change things. We all hear that we, the baby boomers don't want to ultimately be in nursing homes, or even assisted living, we want to change the environment to something else that works better for us. Question is what is that? This person is wanting to take the steps to do that, change how we age. It starts slowly and with momentum from us, those boomers, we will get it changed for when we get there. How do you wish to live in your old age? If you think you know, email me. New legislation by Congress

In a networking group last week, there was mention of the bill recently passed by congress to help the burdened homeowners and to entice first time homebuyers to "get off the fence" and buy.

In talking with bankers and mortgage lenders, the bill is so convoluted (typical of Congress, isn't it?) that most are not even mentioning it to buyers and if they do they recommending they talk with a tax specialist to understand it to eliminate any liability. There's a $7500 interest free loan to first time homebuyers, that has to be repaid within 15 years and it's of course has some income guidelines as to how much one gets.

I also understand the bill increases the reverse mortgage cap for the mature property owner, raising it to $625K, allowing seniors more equity from their homes. Perhaps there are some good points to the bill, but there seems to be lots of splainin' to do.

AARP Safe Driving Class

The local volunteers for the AARP Safe Driving Class teach a class at Cherry Laurel, the independent living facility on Mahan at Concord Road the last Wednesday and Thursday of each month.

I'll be the instructor for the September classes on the 24th and 25th. I enjoy teaching them, not only because of the interaction with the participants, but it is a great reminder to me to focus on my driving and how important it is to be attentive on the roadways.

AARP no longer puts out the daily email Florida Aging News, but they do their new bullentin. Visit it daily at www.bulletin.aarp.org for daily info for mature adults. They've also set up a community board, like a facebook, myspace site. Check it out! You never know you you might connect with, a long lost friend or relative.

New Laws Regarding Elder Abuse

Those of you who serve the older population know that serving this group of individuals takes additional caution.

That's partly why I earned the Seniors Real Estate Specialist designation. I wanted to help insure that anyone of this group of individuals would not be taken advantage of, certainly if I could help it, because sadly, the elderly are preyed upon by those who do not wish to do honest work!

Anyway, Governor Crist has signed into law SB366 which increases the penalty for aggravated abuse of Florida's elderly and disabled populations from a second-degree felony to a first-degree felony.

We can help our older customers and their families by being aware of this law and if we know or suspect elder abuse, contact the Florida Abuse Hotline at 1-800-96-ABUSE (1-800-962-2873).

We wish to live our lives with dignity, lets help make it so for this group of individuals too.

Balance

I've been physically active all my life. Over 30 years ago I started running for my health. I'd quit smoking and knew I needed something to keep me from going back to it, so I took up running. I've added cycling and yoga to my routines to keep in shape.

Things happen though, we get used to our routines, the body adapts. In October of 07 I fell off my bike and cracked my pelvis. I'm back on the bike, back walking, working on my stamina for running and all in all in good shape. Yet, I recognize my balance could be better.

Yoga helps but keeping our balance is as important as keeping our flexibility. Our balance, like so many other things, tends to diminish as we age. Working to improve is a constant. So with any and all of your exercising, make balance exercises a part of your routine too. It may just help you stay on the bike!

Senior/assisted living housing market

Some of our area senior housing apartments and assisted living are seeing a slow down in occupancy. They tell me 40-50% of their residents come from out of town seniors moving to the area to be closer to family.
Listening to a new director recently, she was asking me how to get more seniors into her complex. I told her the seniors weren't coming because they couldn't sell their homes where they are to be able to move to our area.
No sooner did I convey this information to a couple of marketing personnel with assisted living facilitiles than the speaker at the luncheon we were attending (happened to be Florida's CFO Alex Sink) said the very same thing.
Okay, it just makes sense that this is the case, but it's nice to have those higher up the ladder (as in this case the State ladder) say the very same thing.
The housing market affects everyone, from those first time homebuyers, move up buyers to seniors wanting to shed themselves of their homes and or responsibilities.

Real estate value

With rising gas prices, the higher cost of food, looming increases for taxes, insurance and more, finding value in our transactions and interactions with businesses, professionals and vendors makes good sense.
Using a Realtor is a great way of generating value for your time and money. An experienced Realtor will be able to help a buyer with assistance in finding a lender they can trust, a reputable inspector for that potential new home and look out for your primary concerns. I can't say for all cities, but here in Tallahassee, Realtors access to the Multiple Listing System allows us to send automatic notifications of properties of potential interest to buyers based on the criteria the buyer is looking for, such as bedrooms, baths, square footage, quadrant of the county and more. This alone is a value for the buyer, giving the opportunity to view homes from the internet instead of driving (and wasting gas and $$) to help determine if a house is one they want to see.

From a seller's viewpoint of value, especially in today's market, find out what the Realtor plans to do to sell your home. Over three quarters of buyers are looking on the internet first for a home and then calling a Realtor. A large web presence is essential to getting exposure to buyers. Marketing entails even more so ask what the Realtor plans to do to market your home.
Once a buyer is found for the home, there's much more work (much that goes on behind the scenes) that buyers and sellers are unaware that Realtors are ensuring are taking place to get a sale to closing. From contacting vendors for repair work to talking with lenders and title companies, and often times even more such as coordinating with movers, inspectors, appraisers to ensure everything that needs to happen does, in time for a smooth closing.

Westcott Lakes at Southwood

I lunched today with some of the folks selling the Life Fulfilling Community at Westcott Lakes at Southwood here in Tallahassee, FL. Westcott Lakes offers mature adults, those 62 and over, upscale living with impressive amenitites and a service-oriented "mindset". It is a community sponsored by and fully integrated with Florida State University through affiliations that provide numerous intellectual, recreational and cultural opportunities. It's not a community for the weak of pocketbook though. It's a retirement (they don't like to refer to it by this name), it's a lifestyle community that caters to the affluent. Construction hasn't begun yet as they must have 70% fill committment before the State of Florida will allow construction. It will be located on 100 acres at Capital Circle S.E. and Tram Road.
So if you know any mature individuals looking for a lifestyle that offers the opportunity for truly keeping active in every sense of the word, intellectually, physically, socially, then call me. I'll get the information they need about Westcott Lakes.

Call me by my name

I attended a presentation a few months ago on marketing to the older population. The speaker talked about, among other things, that this population likes to be treated like adults, not singled out for being senior, or the associated jokes that go with the population, like geezer, ancient, and other ageism related terms.

The speaker got me to thinking how I have frequently called other women "Miss Mary, or Miss Jane". What I have always considered a term of respect, and cannot recall having been corrected, and did not do this with all older women, I now can see how it would be considered offensive. I have since stopped doing it period!

I especially recognize it as offensive because I am being called "Miss Angie". Again I know it to be a term for respect and have yet to correct anyone, in fact having been called "Miss Angie" by most individuals I know to be even older than myself. The thing is, it has always been an older adult that I referred to such and having recognized that, being called "Miss Angie" makes me think one looks at me as older.

Since I certainly feel I now relate to this on a more personal level, it is much easier for me to not have to think about not saying "Miss" so and so. It is no longer part of my vocabulary. I've never been one to call an older gentleman "Mr. Bob or Mr. Tom" instead referring to their first name or Mr. with their last name.

Anyway, when you talk to me, I like to be called Angie, not Mrs. Goodman, or Miss Goodman. Just call me Angie.

Hurricane Season

It's time again to enjoy the summer and watch the weather reports for storm activity. Florida was spared 2007 and hopefully 2008 will be the same, with just maybe a little more rain! Here's some tips on preparing for the upcoming hurricane season.

HURRICANE DISASTER KIT
Water: At least 1 gallon per person daily. Stock enough for at least seven days.
Food: Include nonperishable items. Stock enough for at least seven days.
Food preparatory items: A nonelectric can opener, cooking tools and fuel.
Bedding, seasonal clothing and rain gear, and toiletries: Include basic hygiene products, toilet paper and moisture wipes.
Medical supplies: Include a first aid kit and prescription drugs.
Special items needed to care for infants, the elderly or pets.
Flashlights, batteries and a battery-operated radio or television.
Cash: Banks and ATMs may not be open or available for extended periods, so make sure you have sufficient funds at your immediate disposal.
Keys
Toys, books and games: You will need to be prepared to keep your children and yourself occupied for an extended period.
Important documents: Include insurance papers, medical records, bank account numbers, birth certificates, Social Security card, etc. Be sure to keep these in a waterproof container.

Foreclosures tough on four legged friends too.

Animal shelters in Florida and throughout the nation find themselves filled to capacity as homeowners not only lose a house to foreclosure, but also the ability to take care of a pet. "When times are hard for people, they frequently are hard for pets as well," says Nancy Peterson, issues specialist with the Humane Society of the United States. A West Palm Beach shelter, the Peggy Adams Animal Rescue League, asks people why they're dropping off a pet. In March, 71 pet owners cited a housing-related reason, including "foreclosure," "moving" and "unable to find housing" that allows pets. "Some people treat their animals like they are an old TV set or a couch," says League Executive Director Joan Carlson Radabaugh, but for others "it's really heartbreaking. Osteoporosis drug Fosamax may double risk of heart trouble

Fosamax, a bone-strengthening drug taken by millions of Americans to ward off osteoporosis, appears to nearly double the risk of a potentially serious heart problem in women, according to research by Seattle investigators.
The study compared the histories of nearly 1,700 elderly women who were patients at Seattle's Group Health Cooperative. It found that Fosamax significantly raised the odds of developing atrial fibrillation, which often results in rapid and irregular heartbeats that can create clots and lead to strokes, or cause shortness of breath or feelings of fatigue.
The latest research follows two other studies last year that unexpectedly found a similar link between osteoporosis drugs and irregular heartbeats.
This new study will likely add a dose of caution for doctors and patients, particularly those who are at relatively low risk of bone fracture but are at a high risk of diabetes or cardiovascular problems.
"This is going to be an important study for physicians to be aware of," said Dr. Philip Mease, an osteoporosis expert at Swedish Medical Center and a clinical professor of rheumatology at the University of Washington. Mease was not involved with the study.
Yet at the same time, Mease stressed that the study on Fosamax, which is generically called alendronate, turned up only an association — not proof — that it causes atrial fibrillation.
Mease warned patients already taking Fosamax not to quit on their own.
"I'm concerned about the news leading to mass cessation" of the drug, Mease said. "The consequence will lead to increased mortality from fractures."
Researchers compared records of 719 women who had been diagnosed with atrial fibrillation at Group Health between 2001 and 2004 to 966 women who had never had the condition. Among the atrial-fibrillation patients, 6.5 percent had taken Fosamax, compared to 4.1 percent in the other group. Researchers calculated that women who had taken Fosamax were 86 percent more likely to have atrial fibrillation than if they had never taken it.
And Fosamax users who were diabetic or taking statins to reduce cholesterol were among the most likely to develop irregular heartbeat.
"This adds to the evidence that there may in fact be an association" between the two, said Dr. Susan Heckbert, the study's primary author, who is a professor of epidemiology at UW.
The paper examined only Fosamax, the world's top-selling osteoporosis drug and the preferred brand for Group Health members. It did not compare other bone-strengthening drugs in the same class, which include Actonel, Aredia and Zometa. Mease, the UW physician, said the drugs are about equally effective in preventing fractures.
The paper appeared today in the Archives of Internal Medicine. Heckbert's co-authors included researchers from Group Health and the University of California San Francisco. The National Heart, Lung and Blood Institute paid for the study.
Last year, a paper in The New England Journal of Medicine reported that Zometa, which is injected once a year, was more than twice as likely to cause serious atrial fibrillation when compared to a placebo. That was followed by another report linking Fosamax to heart problems, although the results could have been due to mere chance.

I cannot vouch for it's accuracy but the site is especially nice for changing the text size for viewing with the click of a mouse. It is probably worthwhile for a visit to locate a facility in another area of unfamiliarity.

FORECLOSURES AND SHORT SALES

Staying current with the real estate market means dealing with the onslaught of foreclosures and short sales. Florida is one of the states hardest hit with foreclosures. While Tallahassee has not been affected as much as the rest of the state, we have our share of homeowners in trouble. Life happens: people lose jobs, medical catastrophes occur, so there are times when our lives change through no control of our own.

To help homeowners in trouble and to assist buyers looking to purchase homes for a price possibly below market, I am conducting a seminar on short sales and foreclosures on Saturday, May 3, at 10:00 a.m. at the Keller Williams Realty office at 1520 Killearn Center Blvd.

The seminar is to help homeowners understand what a short sale is and how it can help them sell their home, preserve their credit and avoid foreclosure. It is also to help buyers understand what is involved in short sales and especially foreclosed properties. Adding names to the deed

Sometimes we wish to add children to the title on the deed to our property. I strongly suggest speaking with a professional before making any of these changes. Talk with a real estate or elder law attorney to help them understand what changes you wish to make and why. They can help determine how this will affect your taxes, homesteading or probate issues. One may think just adding their name to the deed will make it easy for disposing of property after another dies, but that may not be the case. The property may still need to be probated, depending on how title is taken.

So how to take this deed can best be determined by knowing why you wish to do this and what you plan to accomplish, but before you make any changes, talk with a professional. There is an elder law attorney new to Tallahassee. Her name is Amy Mason with Goldberg & Olive at 850-222-4000. She is licensed also in Georgia and Tennessee. There's no argument, the older you get the faster time flies. Is this because we think we have less time on earth to do the things we want or need to do, or the fact that it takes us longer just to do the normal, everyday things? Anyway you look at it, we've all got the same amount of time we always had, however it seems to pass. The key is to make the most of the time we have.

I think that's partly why we set resolutions, to make the changes that will improve our time spent, whether it's eating healthier or spending more time with our family and friends.

Whatever your resolutions, or not, welcome to 2008. Best wishes for the coming year. May only good things come to you all.

Keeping up with the changes

I try to stay up to date with the myriad of changes occurring that affect the older population. One change that has occurred because of the Deficit Reduction Act is the look back period for transferring assets. That look back period has increased from 3 to 5 years and there are some other aspects of this than just the time period.

Another result of the Deficit Reduction Act is the long term care insurance (benefit?). It allows for seniors who purchase long term care insurance to shield that same amount of assets from part of the spend down requirements for medicaid.

While I certainly don't claim to know all the ins and outs of this bill, if you have any questions or concerns about it, I recommend you talk with your trusted financial planner, cpa or elder law attorney. Welcome to my new blog for Boomers, Seniors and those who care about and care for parents, grandparents and older relatives.

I am a Seniors Real Estate Specialist as a Broker Associate with Keller Williams Realty in Tallahassee, Florida. The issues of real estate are different for older adults than for the first time homebuyer or those with growing families or moving up in careers.

Seniors consider moving usually for one or a combination of three reasons: dwindling wealth, failing health or to be closer to family. Figuring out what to do and/or how to make a move that best satisfies the desires of the senior yet also considers family members is best done prior to a crisis occurring. Knowing the options and planning for the future is where I can help the most. Working with the senior and their family members to help understand and recognize these options is my expertise. While I don't claim to know all the answers, I do stay active in the senior community, maintaining professional associations with assisted living facilities, governmental and social service agencies and networking with other professionals in the community such as financial planners, accountants and attorneys.

This blog site is here for you to post your questions about issues relating to seniors considering moving, or wanting to plan a strategy for that possibility.
