Short Sales

Mortgage Debt Relief Act

Per the National Association of Realtors post today, as part of the "fiscal cliff" settlement, this act has been extended a year, until December 31, 2013.  That's good news for sellers doing short sales.  The HAFA program, Home Affordable Foreclosure Alternative was extended earlier last year until the end of 2013.  HAFA approval allows that sellers will not be liable for the deficit on the sale of the home.  The Mortgage Debt Relief Act allows them to not have to pay taxes on this deficit.

Overall, maybe not the best answer for our ailing housing market, but it certainly has helped to streamline short sale closings and that has helped our real estate market.

Cities for Successful Aging

The Seniors Real Estate Council has published the report from the Milken Institute on the top 359 cities in the US for sucessful aging.  Their criteria for determining these cities was based on a survey with AARP.  Their methodology for rating was complex and all their own.  They rate the top 100 metro areas and the top 259 small metro areas.  It is an interesting read.  Here's the link if you care to peruse it.

Tallahassee's Choose Tallahassee campaign may not be as inviting to some in this populuation.  Still the article does say they wish to live near colleges and hospitals and enjoy the seasons.  Tallahassee has enough of 4 seasons for me.  We need to entice them to come here.

Older Adults at Higher Risk for Foreclosure

Article talks about foreclosure rates rising for those 75 and older in age.  I'm seeing some foreclosures in our area on those who have become sick and moved into nursing homes.

Also many got in trouble helping their children and grandchildren, taking out heloc (home equity loans) to help their struggling children.
